NOTICE OF PUBLIC HEARING BEFORE THE PLANNING COMMISSION

The Provo City Planning Commission will hold a public hearing on Wednesday, June 24, 2015, at 5:30 p.m. in the Municipal Council Chambers of the Provo City Center, located at 351 West Center Street. The items listed below will be discussed, and anyone interested is invited to attend and provide comment. Preceding the public hearing, a briefing will be held at 5:00 p.m. in the Community Development Conference Room, located at 330 West 100 South. The briefing is open to the public; however, formal presentation of items, public comment and actions will be reserved for the public hearing at 5:30 p.m. in the Municipal Council Chambers. Public Hearings
ITEM 1                   Travis Taylor, agent for Neighborworks Provo, requests Project Plan Approval for a 62-unit multi-family residential project on approximately 2 acres, generally located at 510 South 400 West, in the Interim Transit-Oriented Development (ITOD) zone. ITEM 2*                Kevin Reisch, agent for Steven Hoer, requests a zone change from Residential Conservation (RC) zone to the Medium Density Residential (MDR) zone for approximately .34 acres located at 177 South 1000 West. Franklin Neighborhood, 14-0012R, Aaron Ardmore, 801-852-6404

ITEM 3                   Kevin Reisch, agent for Steven Hoer, requests Project Plan Approval for a new 4-unit building on approximately .34 acres located at 177 South 1000 West, in the Residential Conservation (RC) zone. Franklin Neighborhood, 14-0022PPA, Aaron Ardmore, 801-852-6404

ITEM 4                   Provo City’s Energy Department requests Final Project Plan approval, to rebuild and expand the Energy Department campus, to include a new 51, 890 square-foot office building with truck and service bays, a new storage/work yard, new parking lot, and new decorative perimeter wall, and the expansion of the pocket park on the west side of the campus; comprising 9.76 acres overall; located at 251 West 800 North, in the Public Facilities (PF) Zone. ITEM 5                   Provo City’s Energy Department requests Conditional Use Permit (CUP) approval to locate electric utility offices, on-site power substation, and storage areas, to be part of the overall Provo Energy Campus site operations, located at 251 West 800 North, in the Public Facilities (PF) Zone. Items noted on this agenda with a star (*) require a public hearing and legislative action by the Municipal Council. The Council hearing dates will be noticed 14 days prior to the Council meeting in the legal notices of the Daily Herald. Items on this agenda without a star (*) are administrative and require the approval only the Planning Commission. Decisions on the unmarked items may be appealed to the Board of Adjustment by making application with the Community Development Department by 6:00 p.m. within 14 days of the Planning Commission decision.

Copies of the agenda materials, public hearing procedure, and staff recommendations are available the week of the hearing at reasonable cost in the Community Development office between the hours of 7:00 a.m. and 6:00 p.m., Monday through Thursday. Agendas and staff recommendations are also generally available on the Provo City Community Development web site the week of the meeting at provo.org/planning commission.
