NOTICE OF PUBLIC HEARING BEFORE THE PLANNING COMMISSION

The Provo City Planning Commission will hold a public hearing on Wednesday, June 14, 2017, at 5:30 p.m. in the Municipal Council Chambers of the Provo City Center, located at 351 West Center Street. The items listed below will be discussed, and anyone interested is invited to attend and provide comment. Preceding the public hearing, dinner will be provided to Planning Commission members at 4:30 p.m. in the Community Development Conference Room, located at 330 West 100 South. The Planning Commission dinner is open to the public; however, formal presentation of items, public comment and actions will be reserved for the public hearing at 5:30 p.m. in the Municipal Council Chambers. ITEM 1*           Scott Bowles requests amendment to Section 14.38 to allow for larger signage in the Regional Shopping Center (SC3) Zone for the Provo Towne Center Mall. East Bay Neighborhood. 17-0004OA, Aaron Ardmore, 801-852-6404          

ITEM 2*           Peter Matson requests a Zone Change from RA & A1.5 to R1.8(PD) & Neighborhood Shopping Center (SC-1) Zone for property located at approximately 1560 South 1100 West. The proposed R1.8(PD) Zone includes 55.24 acres. The proposed SC-1 Zone includes 4.46 acres. Sunset and Lakeview Neighborhoods. 16-0014R, Brian Maxfield, 801-852-6429

ITEM 3            Peter Matson requests Project Plan Approval for an 80-acre mixed-use plan that includes 220 residential units and 3.84 acres of Neighborhood Commercial Shopping Center (SC-1) Zoning. The proposed zoning is R1.8(PD) and SC-1. The property is located at approximately 1560 South 1100 West. Sunset and Lakewood Neighborhoods. 16-0026PPA, Brian Maxfield, 801-852-6429

ITEM 4*           Brian Dabb requests a zone map amendment from the R1.6 (One-Family Residential) and RC (Residential Conservation) zones to the MDR (Medium Density Residential) Zone in order to construct a multi-family residential complex comprised of four existing buildings and four proposed new buildings on approximately 2.5 acres generally located on the northeast and southeast corners of the intersection of 900 East and Center Street. ITEM 5            Brian Dabb requests Preliminary Project Plan Approval to demolish two four-plex apartments, one duplex, and one single-family home in order to construct 35 new apartment units located at 911 and 926 East Center Street in a proposed Medium Density Residential Zone. ITEM 6            Tyson Barker requests Project Plan Approval for a charter school located at approximately 1792 South State Street in the A1.5 and R1.6 Zones. Spring Creek Neighborhood. 17-0001PPA, Dustin Wright, 801-852-6414

ITEM 7*           Michael Wade requests amendments to Section 14.32.020 to allow Eating Places (SLU #5810) and Personal Services (SLU #6290) within the Residential Conservation (RC) zone in existing commercial structures. City-Wide Impact. 17-0009OA, Aaron Ardmore, 801-852-6404

ITEM 8*           The Provo City Community Development Department request an amendment to Subsection 14.10.080(3) regarding street-side yards on corner lots. City-Wide Impact. 17-0007OA, Brian Maxfield (801) 852-6429.

ITEM 9*           The Provo City Community Development Department requests an amendment to Chapter 14.06 and Subsection 14.10.090(4) regarding patio roofs and their extension into a required setback. City-Wide Impact. 17-0008OA, Brian Maxfield (801) 852-6429.

Items noted on this agenda with a star (*) require a public hearing and legislative action by the Municipal Council. The Council hearing dates will be noticed 14 days prior to the Council meeting in the legal notices of the Daily Herald. Items on this agenda without a star (*) are administrative and require the approval only the Planning Commission. Decisions on the unmarked items may be appealed to the Board of Adjustment by making application with the Community Development Department by 6:00 p.m. within 14 days of the Planning Commission decision.

Copies of the agenda materials, public hearing procedure, and staff recommendations are available the week of the hearing at reasonable cost in the Community Development office between the hours of 7:00 a.m. and 6:00 p.m., Monday through Thursday. Agendas and staff recommendations are also generally available on the Provo City Community Development web site the week of the meeting at provo.org/planningcommission.
