NOTICE OF PUBLIC HEARING BEFORE THE PLANNING COMMISSION

The Provo City Planning Commission will hold a public hearing on Wednesday, April 22, 2015, at 5:30 p.m. in the Municipal Council Chambers of the Provo City Center, located at 351 West Center Street. The items listed below will be discussed, and anyone interested is invited to attend and provide comment. Preceding the public hearing, a briefing will be held at 5:00 p.m. in the Community Development Conference Room, located at 330 West 100 South. The briefing is open to the public; however, formal presentation of items, public comment and actions will be reserved for the public hearing at 5:30 p.m. in the Municipal Council Chambers. Public Hearings
ITEM 1*          Charles Garner requests an amendment to the zone map of approximately 2.13 acres, generally located at 841 South 950 West, from RA (Residential Agriculture) Zone to R1.8 (One Family Residential) Zone in order to allow a residential subdivision.  Sunset Neighborhood, 15-0002R, Austin Corry, 801-852-6413

ITEM 2            Charles Garner requests preliminary subdivision approval, in conjunction with a rezone request, for a seven-lot, residential subdivision comprising 2.13 acres located at approximately 841 South 950 West.  Sunset Neighborhood, 15-0001SP, Austin Corry, 801-852-6413

ITEM 3*          Stan Ricks requests a zone change from A1.5 (Agricultural) to R1.10 (Residential) of approximately 0.70 acres, located at 583 E. Foothill Drive, Provo, UT.  North Timpview Neighborhood, 15-0005R, Brian Maxfield, 801-852-6407

ITEM 4*          Scott Bunker, of the Provo City Energy Department, requests a zone change of City owned property, from R1.6A (One-Family Residential) to the PF (Public Facilities) Zone, located across the street and to the west from the existing Energy Department property, at approximately 723 North 300 West to 321 West 800 North, Provo, UT, in the R1.6A (One-Family Residential) Zone.  North Park Neighborhood, 15-0008R, Sean Allen, 801-852-6407

ITEM 5*          Scott Bunker, of the Provo City Energy Department, requests a General Plan Amendment to change the land-use designation of City-owned property, from Residential to Public Facilities, located across the street and to the west from the existing Energy Department property, at approximately 723 North 300 West to 321 West 800 North, Provo, UT, in the R1.6A (One-Family Residential) Zone.  North Park Neighborhood, 15-0001GPA, Sean Allen, 801-852-6407

ITEM 6*          The Public Works Department requests the disconnection of .54 acres of property within the 2000 North Street right-of-way, at 2800 West and the annexation of 7.22 acres of property along 2000 North just west of I-15.  Lakeview North Neighborhood, 15-0002A, This item was continued from the April 8, 2015 hearing, Dustin Wright, 801-852-6414

ITEM 7*          Review and recommendation regarding the adoption of the Broadview Shores Design Book in compliance with the Development Agreement for the project.  Lakeview Neighborhood, 15-0001ST, Brian Maxfield, 801-852-6407

ITEM 8            ***CONTINUED*** Chris McKay request Project Plan approval to construct a new 60,102 square foot warehouse/office building, including an improved site, comprising 4.77 acres, located at approximately 3570 South Mountain Vista Parkway, Provo, UT, in the PIC (Planned Industrial Commercial) Zone.  Spring Creek Neighborhood, 15-0009PPA, Sean Allen, 801-852-6413


Items noted on this agenda with a star (*) require a public hearing and legislative action by the Municipal Council. The Council hearing dates will be noticed 14 days prior to the Council meeting in the legal notices of the Daily Herald. Items on this agenda without a star (*) are administrative and require the approval only the Planning Commission. Decisions on the unmarked items may be appealed to the Board of Adjustment by making application with the Community Development Department by 6:00 p.m. within 14 days of the Planning Commission decision.

Copies of the agenda materials, public hearing procedure, and staff recommendations are available the week of the hearing at reasonable cost in the Community Development office between the hours of 7:00 a.m. and 6:00 p.m., Monday through Thursday. Agendas and staff recommendations are also generally available on the Provo City Community Development web site the week of the meeting at provo.org/planning commission.
